It’s that time of year to review how the Tahoma, California real estate market has performed.  Here is the Tahoma, California homes for sale Year End 2012 Market Report.

Tahoma Sold Market Report – Year End 2012:

Sold Sales: Tahoma had 36 single family homes sold in 2012, which is almost the same number of homes sold in 2011.

Tahoma single family home sales price declined -26% with an average median homes sales price of $259,750.  Tahoma Homes for Sale Market Report – Year End 2012

Most of the price decline occurred earlier in the year when the community had a number of short sales and REO/Bank Foreclosure properties on the market. It’s important to note that 16 of the 19 distressed home sales that closed in 2012 in Tahoma, were listed prior to May 15, 2012.  The current reduction in distressed sellers is good news for sellers and price stabilization should occur in 2013.

The median average days on market was 80 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Tahoma area has decreased to 28%, which is well below the Tahoe- Truckee Regional average of 34%, or 1 out of every 4 home sold in Tahoma area was a cash buyer.

Absorption Rate: The current absorption rate for the Tahoma area is at 5.5 months, which indicates a Balanced market as of 01/19/2013.

Distress Sales: 
Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) increased to  56% of all homes sold in 2012, which is a primary reason for the continued price decline in the Tahoma market.  With the absence of short sales and REO/Bank Foreclosures no longer dominating the Tahoma market, we can expect prices to stabilize and move up.

Active Homes for Sale: There are only 11 Active– available homes for sale in the Tahoma area as of 01/19/2013. They ranged in price from $169,900 to $699,000, with an average median asking sales price of $399,907.

The inventory levels for the Tahoma area are extremely limited.  Of the 11 homes offered for none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoma market has stabilized and is turning around.

Pending Home Sales: There are five (5) pending home sales in the Tahoma area and they range from $165,000 to $459,500. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.

It’s that time of year to review how the Homewood, California real estate market has performed.  Here is the Homewood, California homes for sale Year End 2012 Market Report.

Homewood Homes Sold Market Report – Year End 2012:

Sold Sales: Homewood had 34 single family homes sold in 2012, which is a 10% increase in volume over 2011 levels.

The Homewood single family home sales price remained flat with an average median homes sales price of $495,000. The median average days on market was 114 DOM.

 

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 26%, which is well below the Tahoe- Truckee Regional average of 34%, or 1 out of every 4 home sold in Homewood area was a cash buyer.

Absorption Rate: The current absorption rate is at 9 months, which indicates a Buyers’ market as of 01/15/2013.

Distress Sales:Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 9% of all homes sold in 2012, which is a 53% improvement over 2011.

Active Homes for Sale: There were 9 Active– available homes for sale in the Homewood area as of 01/15/2013. They ranged in price from $299,000 to $6.995 million, with an average median asking sales price of $1,250,000.

The Olympic Heritage Week, North Lake Tahoe, California – January 2013 In 1960 the Winter Olympics were held at Squaw Valley and on the West Shore of Lake Tahoe.  A group of community organizers and individuals have worked hard to remind everyone of the Tahoe Olympic legacy.

The Olympic Heritage Celebration Week is held the second week in January and concludes on Martin Luther King, Jr. weekend.  It’s a wonderful opportunity to learn more about the Olympic Cross Country Ski and Biathlon events that were held in the area.  Can you imagine cross-country skiing, or following the trails that past Olympians traveled?  This is your chance to do just that!

This year, the week-long event will start on Sunday, January 13, 2013 and end on Monday, January 21, 2012.

Sunday, January 13, 2013 – 12 noon  Historic guided XC and Snowshoe tours of the 1960 Olympic Trails at Sugar Pine Point State Park, Tahoma, CAMeet at the snow trailhead on the campground side of the park.  State Park Volunteers, Dave Antonucci, author of “A Snowball Chance:  The Story of the 1960 Winter Olympics” and Rob Weston, owner of West Shore Sports will be leading the 2 hour program.  The event is FREE, but parking is $10.

Tuesday, January 15, 2013 – 5 p.m. – 7 p.m.  Gatekeepers Museum, Tahoe City  The Gatekeepers Museum is hosting the Robbie Burns Olympic Mixer/Reception featuring Highland Piper and Olympic Exhibits.  The event is FREE.

Wednesday, January 16, 2013 – 6 p.m.  The Scholastic Ski Day and the Grand Opening of an exhibit on the 1960 Winter Olympic Games on the second floor of the Boat Works Mall.  The event is FREE.

Friday, January 18, 2013 – 5 p.m. – 9 p.m. Olympian Dinner at the Granlibakken Resort’s The Cedar House.  The Olympic Trails Restoration Committee will benefit from this dinner as 50% of all proceeds will go to benefit the group.  For cost and more information call 530.583.4242 for more information and reservations.

Saturday, January 19, 2013 – 11 a.m. The Eagle Wings Pageant Dancers The Eagle Wings Pageant Dancers will perform next to the Visitors Center in Tahoe City.  Event is FREE.  I saw them perform last year and they were amazing.  Take a look:

Sunday, January 20, 2013 –  12 noon Closing Ceremonies Come out to Squaw Valley and enjoy the Closing Ceremonies and take a walking tour of Squaw Valley. Meet in front of the Tram building at the Village at Squaw Valley.  The event is FREE.

Ward Creek, Tahoe City, CAIf you’ve missed the news reports, it’s been raining in Northern California for several days now.  While we haven’t started building an arc yet, that may not be a bad idea if it doesn’t let up soon!

There is good news.  Ward Creek is not flooding!  Our home fronts Ward Creek, which is located on the West Shore of Lake Tahoe, approximately a half a mile south from the Sunnyside Resort / Tahoe Park area between the Pineland and Timberland neighborhoods here in Tahoe City, California.

Ward Creek, Tahoe City October 2012Ward Creek is one of 63 streams and creeks that feed into Lake Tahoe.  You may not know that Ward Creek is the fifth (5th) largest tributary delivering six percent (6%) of all runoff into Lake Tahoe, and is known as the Sculpting Creek.

We’ve watched Ward Creek go from just a trickle this past fall, to a white water, full speed ahead, raging creek.  Right now there is no real danger of the creek flooding, or for the creek to take out the bridge, or flood Highway 89 South, but it can be very dangerous to be close to the creek because of the fast moving water.  Take a look at how quick and full Ward Creek is today, December 2, 2012.

Highway 89 South between Tahoe City and Truckee is open, with no road restrictions, so the Truckee River has not flooded in that area as of December 2, 2012.  The major part of this storm has passed, and clear skies are expected this Sunday evening.

Ward Creek on the West Shore of Lake Tahoe is not flooded, but it is full and moving quickly because of the recent heavy rain storms that have passed through the Lake Tahoe area. Be safe everyone!

Toys for Tots, Sunnyside Resort – Tahoe City, CaliforniaThe Sunnyside Resort and United States Marine Corps Reserve are hosting a Chamber Mixer and Toys for Tots Collection Party on Friday, November 30, 2012 at the Sunnyside Resort in Tahoe City, California.

Coldwell Banker Residential Brokerage along with the U.S. Marine Corps Reserve’s Toys for Tots campaign is officially underway in the North Lake Tahoe area.  This year the goal is to collect 1,500 toys for local children in need.

Toys for Tots, Sunnyside Resort – Tahoe City, CaliforniaYou’ll find toy collection sites through-out the North Lake Tahoe – Truckee area in many local businesses.  You can bring your new, unwrapped toy to one of the four Toys for Tots kick-off parties, or you can drop off your new, unwrapped toys at any of the local businesses, including all Coldwell Banker offices.

The Sunnyside Resort is the first to host one of the four kick-off parties for the first Toys for Tots collection parties.  I went last year, and I can tell you it was a lot of fun.

This year Sunnyside will be providing free appetizers, desserts, cocoa, and refreshments.  Santa will also be present for photos and handing out candy canes.
