It’s that time of year to review how the Tahoe City real estate market has performed.  Here is the Tahoe City homes for sale Year End 2012 Market Report.

Tahoe City Homes Sold Market Report – Year End 2012:

Sold Sales:  Tahoe City had 106 single family homes sold in 2012, which is a 66% increase in volume over 2011 levels.

The Tahoe City single family home sales price increased by +3% to an average median homes sales price of $572,000. 

The median average days on market was 116 DOM.

Tahoe City Homes for Sale Market Report – Year End 2012

Cash Sale Transactions:  The number of cash sale transactions for the Tahoe City area increased to 39%, which is just above the Tahoe- Truckee Regional average of 34%, or 1 out of every 3 home sales has been a cash buyer.

Absorption Rate The current absorption rate is at 3 months, which indicates a Sellers’ market as of 01/02/2013.

Distress Sales: Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 28% of all homes sold in 2012, which is an improvement over 2011 distressed levels.

Active Homes for Sale:  There were 30 Active – available homes for sale in the Tahoe City area as of 01/02/2013, which is.  They ranged in price from $315,000 to $16.8 million, with an average median asking sales price of $799,000.  Of the 30 homes offered for sale there are three (3) short sales, no (Zero) REO (Bank Foreclosure) listings, which is a clear sign that the market is stabilizing.

Pending Home Sales:  There are nine (9) pending home sales in Tahoe City and they range from $249,000 to $7,950,000.  Only one (1) is a short sale.

The current absorption rate for this neighborhood is at 6 months.  Anything between 5 -7 months is considered a Balanced Market.  The absorption rate can change quickly and has varied from an absorption rate of 7.5 months on 12/03/2011, to 4 months on 01/24/2012.  Based upon the current level of activity in the Meeks Bay area, the market has stabilized and has most likely put in a market bottom.       

There were no distress sales (bank foreclosures- real estate owned (REO’s) and short sales) in 2012 in the Meeks Bay community.

View of Dollar Point from Cedar Flat - Lake TahoeIt’s that time of year, where we should be swimming in excess seasonal inventory, but our low inventory of Lake Tahoe homes for sale is anything but typical. 

 

Normally our homes for sale in the greater Lake Tahoe area grows and our inventory levels peak between the 4th of July and Labor Day weekend, but market conditions have changed. 

 

The Lake Tahoe market in North Lake Tahoe, between Kings Beach to Tahoe City and West Lake Tahoe from Tahoe City to Rubicon Bay, (Tahoe Sierra Multiple Listing Service areas 1-5) is close to being in a shortage situation. 

 

Right now our inventory levels of Lake Tahoe homes for sale is very low and will become bad news for buyers that are waiting for the selection to improve. 

 

Buyers are frustrated.  New listings that are priced correctly are seeing multiple offers, and the prices are beginning to move up. 

 

Low Inventory - Lake Tahoe Homes for Sale Long gone are the days of low-balling a listing, just because the market was bad.  Think you’ll grab a bank foreclosure, or short sale?  Get in line.  The excess inventory is gone.  Tahoe buyers that are not being aggressive on their purchase offers are getting shut out.

Most real estate markets do not turn direction over-night, but the decline in the inventory of Lake Tahoe homes for sale has been in the making since inventory levels peaked in 2008-2010.  Each year fewer homes are coming on the market, and the scramble by buyers to pick out the best properties has become more competitive over the past few years.

 

The following chart shows how critically low the inventory of Lake Tahoe homes for sale was in 2005, and how 2012 is not far from away from those low levels. Traditionally our summer months mark the peak of our inventory, so what will this mean for our Fall and Winter season? 

The Tahoe market is still a price driven market.  As a Tahoe seller, reduced inventory levels is a good sign for price stabilization.  Once price stabilization has occurred, low inventory levels will lead to higher prices.

Tahoe buyers who are waiting for lower prices, or another market collapse need to be aware of the significant decline in available Tahoe homes for sale that has occurred over the past few years. 

Tahoe market conditions have changed and Tahoe buyers who really want a mountain home, cabin, or Tahoe lakefront are jumping in. Cash sales still represent 1 out of every 3 sales, which means this area still represents value. 

If your plans include getting a Tahoe property now may be the time to get your Tahoe property, or create a buyers’ plan so when the right property comes on the market you’re in the best position to get it.

Commissions are negotiated before the home was put on the market.  If there is any commission saving to the seller it is often a commission reduction of 1%, or less when the sellers’ agent represents both sides. 

With such a small savings, what is the negotiation really costing you when you don’t have your own Tahoe Buyers’ Real Estate Agent? Using the agent that is working directly for the seller can be beneficial, but buyers really need to think about what their goals are by using the same agent as the seller.
